#220 Dundurn South – 2012 Oct upate

In August (2012), the owner met with City staff in August (2012) as part of the Formal Consultation Process.

He is proposing to redevelop the existing vacant commercial building to a multi-residential building (luxury rental apartments) by adding 1-2 storeys to the existing building.  This can be done under the existing zoning, with some variances and a Site Plan application.

He is also considering a commercial use on the ground floor, such as a daycare and spa or gym.  A Zoning By-law Amendment and a Site Plan application would be required.

Note that no plans have been submitted to the City at this time.

In the meantime, the Building Department has issued a demolition permit for some of the back buildings on the site and to remove the roof off the main building which he would need to do to add the 1-2 stories on top.

We know that there have been many loads of fill dumped in the back of the building. Municipal Law Enforcement has been monitoring these activities. In addition, the contractor has also stockpiled some material required for redevelopment of the building.

Councillor McHattie has asked the owner to hold a public information meeting, but no date has been set yet.

#100 Locke Street (formerly S&S Supermarket)

Proposed development is for a seven (7) story residential building with six (6) ground floor  commercial units. The residential building will have 104 units and 90 underground parking spaces and an addition 9 ground level visitor parking spaces.

‘Rail Trail’ Bridge (Bailey bridge, off Scenic Drive near Upper Horning and the Chedoke Golf Club)

Five years after the pedestrian bridge along the Chedoke Trail was installed, the city will be replacing and upgrading the bridge after erosion rendered the first bridge unsafe.

Cost will be approximately $800,000 for the new bridge that will  be 85  metres long (60 longer than the current Bailey bridge).

The bridge has been closed since august 2011 and re-construction has now begun with the goal of completing by year end.

#427 Aberdeen Condos – construction update 2011 September

Sergio Manchia has provided the following update on what is going to be happening for the next 4 to 6 weeks at the site:

  • During the week of September 13, shoring will start and hopefully finish by Friday with the drilling and underpinning of the existing retaining walls to be completed sometime this week, weather dependent.
  • During the next two weeks, the excavator will start cutting bank and
    excavating down to the underside of a raft slab (A raft slab is the actual poured floor of the entire site…a big thick slab that will support underground parking and ultimately the entire building above.) We will excavate for mechanical
    pits and the elevator shaft. Also we will be completing any remaining site remediation/ brownfield cleanup work that may exist.
  • During the fourth and fifth weeks, the forming contractor will come in
    and do a mud slab (Mud slab is a “skim coat” for the bottom of the hole so that people can work off of it without mud and rain ruling the day) and start
    forming up the raft slab and setting bottom steel. We will also set the pits and chambers at this time.
  • During the fifth and sixth weeks, we will set re-bar, pour the bottom of
    the elevator shaft and continue tying re-ar. There will be concrete truck coming in during this period.

#427 Aberdeen – Development to Start – July 4th 2011

We have been advised that work will start on the UrbanWest condominium project at Aberdeen and Dundurn on Monday, July 4:

  • Both the demolition and building permits have been issued along with full site plan approval and the approved road closures.
  • Monday July 4th, commence erecting the safety jersey barriers alongAberdeen and Dundurn.
  • Commence demolition the week of the 4th; complete the entire demolition within 5-7 working days.
  • Commence excavation and remediation of the lands once the demolition and cleanup is completed.
  • Commence shoring and excavation work that should last the balance of July.
  • August, commence the erecting of the crane and foundation works

2009 October – 417 Aberdeen

In October 2009, the City of Hamilton passed Zoning By-law No. 09-221 to change the zoning of lands located at 427 Aberdeen Avenue to permit the development of an 8 storey, multiple residential building, consisting of 32 units.
